60s Semi-Detached Retrofit & Extension

Andy worked on this Grain Architecture project from inception to completion.
The existing house was a brick cavity wall semi-detached house in Surrey with a detached brick garage. The scheme replaced the garage with a timber frame exension and garage attached to the house, improved the internal layout, extended to the rear to create an enlarged kithen/dining room, and replaced the existing porch with a larger insulated porch containing a WC.
The walls were insulated externally with rigid woodfibre insulation, the loft insulation was replaced with 3 layers of flexible natural insulation, windows were replaced with timber frame triple glaazing, the entire ground floor was replaced with a limecrete floor insulated with recycled foam glass aggregate, and an Air Source Heat pump was installed. To minimise embodied carbon the extension walls were laid on concrete free, rubble trench foundations and where the large opening was created in the existing rear wall, a timber beam was used instead of steeel to minimise the embodied carbon.
